Mortgages in Toronto have gone up over the last few years because there are more people and more demand for housing. However more people also means more crime, so we can't afford to take our personal safety lightly. Many new buildings go beyond the security buzz-door and offer 24/7 monitoring by security personnel, elevators that need tenant's key cards to reach the right floor, and pass code protected parking garage entrances. Some will even have security cameras in the hallways, elevators, and lobbies. This makes having guests over a pain, but gives you peace of mind otherwise.


The process of selling your home doesn't leave a lot of time left over for taking care of your errands, so some condo buildings will have staff that can handle these things for you. The services your building offers might include laundry and shoe shining like in hotels as well as a 24 hour concierge who can order you a cab, sign for your packages, direct you to a local company in your area, or arrange for any outside service people or items to be brought in if you need them. Needless to say, they all have maintenance personnel on staff just in case.

Individual Upgrades

Some of the condo amenities that might entice you to choose that building off the MLS are unit amenities rather than common ones. Your unit might sport the last in kitchen gadgetry, have a large balcony or a sunroom, have an in suite washer and dryer, or a great view of Lake Ontario. Some may have a spectacular ensuite bathroom for the master bedroom, or upgraded flooring options. And then there's the all-important factor of a parking space. Even within the same building not all the units will have the same amenities, so always look at your suite, not the model.

The best benefits you can get from condo living, however, are to be shared with the other residents. Most newer buildings have a gym you can hit after coming back from work or school, and a swimming pool. Many also have manicured rooftop gardens or private courtyard parks. Some other amenities you might encounter include a private theater, conference rooms, games rooms, or lounges, a private beach, and even a shopping mall.
